How to demo a prototype?

What are the best tools to show a demo for an interactive prototype and/or website or app?

I've seen videos (or were they animated gifs?) that show just quick demos of what looks like a screen recording. I don't want to show a user using it, but I do want it to be apparent when something us clicked and show animations.

Do any of you know what tools I can use to accomplish this?
